You’ve decided to sell your home. The photographer is scheduled, the listing date is on the calendar, and now you’re thinking about staging.
But how soon should you actually book a home stager?
Ideally, home staging should be part of your listing plan from the beginning, not something squeezed in a few days before the home hits the market.
At Stage The Space, we work with homeowners, Realtors, investors, and builders throughout the Las Vegas Valley to prepare properties for the market. One thing we’ve learned is that the smoother the preparation process is, the better positioned everyone is for a strong launch.
Here’s what you should know about timing your home staging:
When Should You Contact a Home Stager?
As a general rule, we recommend reaching out at least two to three weeks before your planned photography or listing date whenever possible.
That doesn’t necessarily mean your home will be staged three weeks early. It means you’re giving your staging team enough time to evaluate the property, determine what it needs, coordinate the installation, select the right inventory, and work around your photographer and realtor’s schedule.
For luxury homes, larger properties, or listings requiring more extensive staging, even more lead time can be helpful.
The sooner you reach out, the more flexibility you’ll typically have when choosing your preferred staging and photography dates.
Why Does Home Staging Need to Happen Before Photography?
This is one of the most important pieces of the timeline.
Your staging should ideally be completely installed before your professional listing photos are taken.
Why?
Because for most buyers, the first showing doesn’t happen when they walk through the front door. It happens online.
They’re scrolling through listings, comparing properties, looking at photos, and deciding which homes are worth seeing in person.
An empty living room may leave buyers wondering how their furniture would fit. An awkward bonus room may have them questioning how the space could be used. A large open floor plan can even be difficult to understand without furniture providing scale and definition.
Professional staging helps answer those questions visually.
That means staging shouldn’t be treated as something to add later if the listing doesn’t perform. Ideally, it should be part of creating the home’s strongest possible first impression from day one.
A Simple Pre-Listing Timeline
If you know you’re planning to list your Las Vegas home, your timeline could look something like this:
3–4+ weeks before listing: Contact Stage The Space, begin preparing the property, and coordinate your staging needs with your Realtor.
2–3 weeks before listing: Complete repairs, painting, cleaning, landscaping, and other property preparation.
Several days before photography: Have the home professionally staged and complete any final styling or preparation.
Photography day: The property is completely staged, clean, and ready for professional photos and video.
Listing day: Launch with the strongest presentation possible from the very beginning.
Of course, every property and situation is different. Sometimes we have more time, and sometimes a listing needs to move quickly. The important part is getting your staging company involved early enough that everyone can work toward the same launch date.
What If I’m Already Listed?
Maybe you’re reading this and thinking, Well, we’re already on the market…
That doesn’t mean you’ve missed your opportunity.
If your property has been sitting without the activity or offers you expected, staging may help buyers see the home differently.
Instead of immediately cutting the price, it may be worth taking a closer look at the property’s presentation.
How does it photograph?
Do the rooms feel appropriately scaled?
Can buyers immediately understand how each space functions?
Does the home feel memorable compared with competing listings?
And most importantly: Does the presentation match the price you’re asking buyers to pay?
Sometimes a listing doesn’t need to become cheaper. It needs to become more compelling.
Luxury Homes Often Require More Planning
For luxury properties in Las Vegas, Summerlin, Henderson, and surrounding communities, we especially recommend planning ahead.
A luxury home shouldn’t simply be filled with furniture. The furniture needs to complement the scale and architecture of the property. Artwork, accessories, textures, placement, and styling all need to feel intentional. Each room should contribute to the lifestyle the property is selling.
When buyers are considering a premium home, presentation matters.
Giving your staging team additional lead time allows them to thoughtfully plan a design that feels appropriate for the property rather than simply filling empty rooms.
Should You Wait Until the Home Is Completely Ready to Call?
No, and this is one of the biggest misconceptions we see.
You don’t necessarily need to wait until every repair is finished, every wall is painted, and every box has been moved out before contacting a staging company.
If you know you’re preparing to sell, start the conversation early.
Knowing your target staging date can actually make the rest of the listing preparation easier because your realtor, photographer, contractors, cleaners, and staging team can all work toward the same deadline.
Waiting until everything else is finished and then trying to find staging availability can create unnecessary stress right before your listing goes live.
The Best Time to Book Your Staging? Before You Think You Need It.
There are a lot of moving pieces involved in bringing a property to market.
Staging. Cleaning. Repairs. Landscaping. Photography. Video. Marketing. Showings.
The more of those pieces that can be coordinated ahead of time, the smoother your launch can be.
If you’re planning to sell a home in the Las Vegas Valley in the next few weeks (or even the next few months) you don’t have to wait until you’re ready for furniture to start the conversation.
Stage The Space can help you determine what your property needs, when staging should happen, and how to prepare for installation.
